The Operating Engineer 3 plays a vital role in ensuring the safe, efficient, and reliable operation of the mechanical systems and facilities across the Schwab Richfield campus. As a steward of our critical environments, you will partner with the property team, vendor partners, and fellow engineering staff to maintain a productive, comfortable, and safe workplace for all Schwab employees.

This opportunity is located at our campus located in Richfield, Ohio and will work the first shift.

Key Responsibilities:

  • Troubleshoot and perform advanced maintenance on mechanical equipment, including generators, air handlers, boilers, chillers, VAVs, FPBs, UPS units, and water treatment systems.
  • Operate and monitor critical facility spaces and infrastructure with proven expertise.'
  • Make routine and advanced adjustments in the Building Automation System (BAS) to ensure environmental comfort and precise mechanical calibration.
  • Conduct daily rounds, readings, and inspections of building components; maintain accurate engineering logs and records.
  • Manage work orders in the CMMS system, including entering accurate details, attaching photos, and maintaining records.
  • Perform general building maintenance as required.
  • Actively participate in incident response and emergency situations, ensuring timely action and resolution.
  • Collaborate with vendor partners during planned maintenance or repairs, serving as both an observer and active participant when needed.
  • Pass competency-based equipment operation exams as a condition of employment.
  • Be flexible with overtime, after-hours work, and participation in the on-call rotation.
  • Complete required safety and compliance training on schedule.
  • Professionally interact with tenants, contractors, and internal stakeholders.
  • Carry out additional duties as assigned by the Operations Manager.

What you have


To ensure that we fulfill our promise of “challenging the status quo,” this role has:

Required Qualifications:

  • High school diploma or GED required; additional certifications or degrees from accredited trade schools or OEM training programs (e.g., York, Trane) preferred.
  • Minimum of 6 years of related experience, preferably in a Class A building or campus environment, including at least 4 years in critical facilities operations.
  • Working knowledge of Microsoft Word, Excel, and Outlook.
  • Universal CFC certification required.
  • Commitment to ongoing education in building systems, with an emphasis on electrical or mechanical operations, is a plus.

Preferred Qualifications:

  • Electrical and/or Mechanical license.
  • Strong understanding of building operations—including HVAC, electrical, and mechanical systems—combined with the ability to conduct advanced troubleshooting and performance analysis.
